What are measurement services?

Measurement services are just what they sound like: Based on your requirements, an appraiser will measure the property's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove a precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes essential when challenging property taxes or selling a property.

How does a home measurement service work?

During a home measurement or floorplan service, an appraiser measures the home with a measuring tool — generally a tape or laser measuring device. As they move around the house, they observe the layout of the rooms and other features, like closets, patios, and fireplaces. They might make a rough sketch of the property. Then, the appraiser writes up a report and a more detailed sketch showing the total area of the home and the general layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When should I get a measurement service?

Property taxes

Property tax records frequently reflect incorrect area of a property because the values can come from many sources, and sometimes go unverified — which means you may be taxed for more square footage than you have! Unless an appraiser has recently completed an evaluation on your property (after any renovation that might have affected square footage), you'll need one to perform a home measurement service before attempting to dispute your taxes. An appraiser determines the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Selling a listing

A floorplan service can ensure that you're paid fair market value for your property. Living space is one of the most important factors potential buyers look for when purchasing a home — but since square footage values are frequently estimated rather than properly measured, your listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the price of your home as well as the number of potential buyers. The only reliable method of using an accurate GLA when listing your home or property is to reference a recent appraisal or measurement service performed by a certified appraiser (after any updating that may have affected square footage).

For real estate agents

To make sure that your client's property sells at a price that accurately reflects market value, we recommend seeking a measurement of the property. Your clients, and potential buyers, will be grateful for your attentiveness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A measurement can also be an excellent marketing tactic for getting potential buyers interested since they can see the layout and characteristics of the house before and after touring.
